Landlord Finance Eligibility
To qualify for a Factored rent advance a landlord needs a UK residential property, a signed tenancy agreement and proof of ownership. There is no minimum portfolio size and no hard credit search, and approximately 90% of landlord applications are approved and funded within 24 hours.

Who qualifies
- UK residential landlords in England, Wales, Scotland and Northern Ireland.
- Individual landlords, limited companies and SPVs.
- Single properties through to portfolios of any size.
- HMOs, bedsits, student accommodation and council-let properties.
- Landlords whose age or property type limits mainstream lending.
What Factored assesses
Factored looks at the contracted rental income and the quality of the tenancy rather than running a hard credit search. That means the tenancy agreement, the rent, the payment history and the property's condition and compliance.
Documents required
- Signed tenancy agreement for the property being funded.
- Proof of ownership, usually the Land Registry title.
- Standard identity verification.
- Bank details for the payout.
Eligibility compared with mainstream landlord lending
| Requirement | Factored rent advance | Buy-to-let lender |
|---|---|---|
| Hard credit search | No | Yes |
| Minimum equity | None | Typically 25% |
| Property valuation | Not required | Required |
| Age limits | None applied | Often capped at 75 to 85 |
| HMO and student lets | Accepted | Restricted by many lenders |
| Approval rate | Around 90% | Varies by lender and profile |
When a rent advance may not suit you
- A rent advance is sized on contracted rental income, so it is not the right route for sums far larger than the rent a property produces. Purchases and large developments are usually better served by a mortgage or a bridging facility.
- Because settlement comes out of rent already being collected, landlords who need that full rent for monthly mortgage payments should check the reduced income still covers their outgoings before applying.
- A property with no tenancy in place, or with rent not being paid, will not qualify — the advance is priced against rent that is contracted and flowing.
- Where a landlord wants the cheapest possible cost of capital over several years and can wait weeks for funds, refinancing at a low rate may be less expensive than a short-term advance.
